From detailed inspections and Adopting Authority liaison through to delivering the final remedial works, we help clients achieve adoptable infrastructure.

When to appoint us

Prestart:

By involving JLES at the start of the project, you can tender the Estate Completion Works on a like-for-like basis against the Groundworker. This gives you a clear comparison quotation for completion, as well as the option to appoint JLES independently to deliver the Estate Completion Works.

As the build progresses, you can also appoint JLES as an independent agent to liaise with the relevant Adopting Authorities and undertake essential investigation works. This allows any defective works to be identified early and provides a definitive scope of works required to obtain approval and sign-off of the roads and sewers.

This can be undertaken on a phase-by-phase basis, in tandem with the build programme, or towards the end of the development prior to final surfacing. The aim is to bring the adoption process into focus earlier, giving you the opportunity to identify and address issues sooner, rather than allowing them to contribute to the backlog of legacy sites.

It also gives you greater flexibility when closing sites down, with the option to appoint a specialist contractor to take responsibility for completing the project and infrastructure.

Post-build:

Whilst we strongly advocate for JLES to be your preferred Estate Completion Contractor from the outset, we recognise that this isn't always the case. Sometimes our services are only required when a project starts to experience issues.

In these circumstances, JLES can step in to help you complete sites where the Groundworker has gone into administration, construction issues have arisen, or where you simply want your Groundworkers to focus their resources on new site starts.

We can initially provide a quotation based on an existing remedial list. However, our preferred approach is to undertake detailed investigation works to establish a definitive scope of works.

This enables us to provide you with a 'Lump Sum, Fixed Cost' to complete the infrastructure to an adoptable standard, giving you greater cost certainty and a clear route through to completion and adoption.
