David Wilson Homes appointed JLES South West as the main contractor to finalise the Section 38 works on this Swindon development. Our Adoption Management System ensured the successful progression of the Section 38 agreement to completion, facilitating an immediate cancellation of the bond. The scope of works included:
• Relaying 110m² of block paving around the development, which involved resetting utility covers, replacing water boxes, cutting back large trees overhanging the adoptable highway, and replacing street name plates on residents’ fences.
• Jet cleansing all block paviours on site, a challenging task due to the proximity of standard block paved areas to permeable block paviours. We ensured that the sand from the standard block paving did not transfer onto the permeable areas, as this would impede their drainage capability.
All work was completed under our fixed-fee business model with no extra charges to the client.
During the onsite works in East, it was discovered that an additional 360m² of carriageway surfacing was required, which had not been originally accounted for. Despite this unforeseen challenge, we undertook the task at no extra cost to the client. This segment of surfacing was particularly difficult, necessitating extensive level surveys prior to commencement. Throughout the project, continual level checks and kerb face deviations were essential to ensure proper drainage and prevent accumulation on the carriageway.
This process demanded significant attention to detail to ensure there would be no holding water upon completion of the works, with an engineer closely monitoring the tarmac laying process, and agreeing the deviations with the adopting authority to lay additional material to ensure the works conformed with Swindon Borough Councils expectations and no further visits were required disrupting the residents further.
