PROJECT OVERVIEW

The unfinished condition of this development was creating frustration for residents, with sections of carriageway and footway requiring completion. The outstanding highway and sewer issues needed to be identified and resolved to the standards required by the adoption authorities, while managing the challenges of working within a live residential development.

JLES provided the specialist expertise and resource needed to take the scheme through its remaining stages. Our role covered the coordination and delivery of extensive highway and sewer remedial works, ongoing communication with residents and progression of the infrastructure through to adoption.

The result was a completed estate that could progress through to adoption, with the outstanding highway and sewer bonds ultimately reduced to zero. The project was delivered on schedule, providing Morro Partnerships with a clear route to completion while removing the ongoing burden associated with the unfinished infrastructure.

KEY FEATURES

SEWER REMEDIAL WORKS

• Reconstruction of manhole chambers from the cover slab.

• Replacement of damaged cover slabs.

• Raising all manholes to finished levels.

• Sealing lifting eyes and addressing water ingress.

• Excavation repairs to defective sections of the network.

• Replacement of damaged and deformed sections of pipe.

• Remedial works to resolve water holding within sections of the network.

HIGHWAY REMEDIAL WORKS

• Installation of heavy-duty binder course across the scheme.

• Construction and surfacing of footways.

• Installation of block-paved speed tables.

• Installation of tactile crossings.

• Construction of a private driveway.

• Raising of all highway ironwork.

• Extensive gully remedial works, including excavations to address Y-junctions, missing gullies and damaged pipes.

• Installation of the final Superflex surface course.

CHALLENGES

• The development had only one access point, requiring careful sequencing to maintain access.

• Works were undertaken in a live residential environment, meaning access and disruption had to be carefully managed.

• The installation of the heavy-duty binder course and final Superflex surface course required detailed planning to coordinate works efficiently.

• With 76 residents affected by the works, keeping residents informed was an important part of the delivery process.

• JLES provided advance notice of key works and dates, particularly around the major surfacing operations, allowing residents to plan around periods where access could be affected.

JLES carefully sequenced the works and kept residents informed throughout. This enabled the major resurfacing operations to be completed safely and efficiently while maintaining access wherever possible.

JLES SOLUTION

JLES undertook a comprehensive programme of highway and sewer remedial works, coordinating the works through to completion and adoption.

Regular communication with the 76 residents affected by the works was maintained throughout the project. Residents were provided with advance information around key activities, particularly the installation of the binder course and final Superflex surface course, helping to minimise disruption and ensure they understood how access would be managed.

The works were delivered in stages across the highway and sewer networks, with the final remedial works completed before progressing the scheme through to adoption.
